A Logistics Facility located within a Qualified Targeted Employment Area (TEA)

The Project

Commerce 71 will involve the development and construction of two Class-A industrial logistics facilities, a wastewater treatment facility, and associated infrastructure improvements required to complete the
redevelopment of the site.

The project is located in the rapidly growing business hub of Columbus, Ohio. The two-building development can accommodate up to 623,543 SF of industrial space in an advantageous, central location less than 10 minutes from downtown Columbus’ labor pool.

Upon completion, Hillwood will work to complete the lease up of facilities to long-term tenants as well as the eventual sale of the facilities to a long-term holder. Hillwood has employed Colliers to assist in the leasing efforts. Upon securing tenants, Hillwood will also be required to complete various tenant-specific interior buildout not included in the current budget to complete the facilities.

EB-5 funds will be utilized in all aspects of the development and construction activities of the project. This may include, but is not limited to any additional site demolition and abatement, onsite and offsite development, grading, landscaping, drainage systems, both horizontal and vertical infrastructure necessary to complete the facilities as well as the water treatment plant, and certain interior buildout of the project.

PROJECT TIMELINE

• Wastewater treatment plant construction
began in November 2024, and completion
is anticipated in April 2025.

• Mass grading is expected to begin in April
2025, with completion being in June 2025.

• Vertical construction is expected to begin
in June 2025, with substantial completion
of the project in June 2026.
